Loans For Mobile Homes

Although a mobile home is not what most people think of when considering real estate, they are included in the list of home types that qualify for a mortgage loan. Banks and other lending institutions do provide funds for purchasing a mobile home. However, given the differences of a mobile home over a standard residence, there are specific rules and requirements when taking out a mobile home mortgage.

But of course, availing a mobile home loans is not without its hurdles. A few companies expect you to convert your mobile home into an immobile one prior to sanctioning the loan. This calls for taking out all those accessories which formerly made it mobile. Such conditions are called foundation necessities. May be the companies draw consolation from the fact that the home is now rooted to the ground! The companies go as far as asking you to erect the entire mobile home on a concrete support. This is a common condition imposed by mortgage lenders.

Another difference with mobile home loans is that they can be separated based on exactly what is being financed. Mobile homes can be purchased prior to construction and the loan would cover those costs. Like any other construction loan, the lender covers the labor and the cost of the materials used in construction. This does not include any post construction expenses such as transportation costs to move the home to its final site, nor does it cover the taxes that go along with the move. This type of loan typically is purchased by individuals who currently live in a mobile home community or other area that is already prepared to receive the new mobile home. Another type of mobile home loan is one that combines the costs of purchasing the home plus the land on which it will reside. This type of loan is closer to a typical real estate transaction.

Unfortunately, the very nature of being mobile makes mobile home loans a bit of a risk for lenders. Banks like to know that the property they are funding will stay where expected, and mobile homes have the ability to move anytime. This uncertainty has lead to many lenders to no longer carry mobile home loans which are not inclusive of the land on which the home will sit.

If the mobile home has been fixed to the ground, it is far simpler to avail a loan for it. The quantum of loan happens to be more in this case as it is inclusive of land cost too. Here too, the loans do not take care of taxes that are levied on the land.

HUD code of construction and credit rating of the borrower are the two important check points while sanctioning the mobile home loans. If the mobile homes does not qualify and meet HUD code of construction, loans are not given. If the credit rating of a borrower is very low, then also loans are not sanctioned by financial institutions.

Mortgages on mobile homes typically cover between 75% and 90% of the final construction costs. The duration of such loans usually run more than 10 years, with various time limits available.

What is a mobile home built in 1984 worth?

I want to buy a mobile home that was built in 1984. It is in decent condition. 2 bedrooms, 2 full bathrooms. One room has some damage to the wall and ceiling but nothing too major. This is located in pennsylvania. I see people selling their mobile homes everyday for small cost. The owner of this home wants $9500. I want to pay $7000. Is this fair?

I think the 7k is too much. Not sure of prices of trailers but old trailers have old appliances, old wiring, old everything and just aren't worth much. Check around and see what else you can get for 7K. You don't have to buy anything you think is overpriced. Look online and see what's for sale and what it looks like so you know what you are doing.

Following the Roadmap for Mozilla's Mobile Operating System (readwriteweb)

Mozilla is not just thinking of putting together a mobile operating system,
the open source project actually has a roadmap in place to bring a demo
sometime in the first quarter of 2012. We have seen a bunch of would-be mobile
OS competitors rise and fall in fortunes over the last year or so, but Mozilla
might actually have the name recognition and engineering clout to make a real
dent in the market.

Mozilla's mobile OS would be open in the truest sense of the term open. Open
is what Mozilla does. Mozilla will be working on bringing HTML5 as a fully
functional OS to mobile. A look at Mozilla's roadmap is below.
